
Malaga, a city by the sea that boasts unique enclaves such as this house located on Calle Cervantes number 12. Building in the center of the capital of the Costa del Sol with impressive views of the Mediterranean. It is located near the emblematic Plaza de Toros de la Malagueta and the historic center of the city.
The project we have carried out has consisted of a Comprehensive Reform and Rehabilitation of the old porter's house of the building built in the 70s with a lead time of 45 days.
Description of the property
It is located on the attic floor of the building, consisting of a open space of living room and kitchen, a bedroom, a dressing room, a bathroom and a terrace. A total of 177 m2s.
Details of the Reform and Rehabilitation
In this project we play with open spaces and we combine a contemporary style kitchen with the living room of the house. The access window to the terrace offers this room a stunning natural lighting.
All the finishing materials for the property, including the bathroom and terrace, are from the Porcelanosa brand, with which we have collaborated intensely on this project as the sole supplier.
The flooring finishes on the floor are made of laminated wood, the interior cladding of the house has been designed with perligypsum On the other hand, in the bathroom it has been used material porcelain in large format combined in two series.
The performance in the terrace area of 120 m2 has been integral. At first we had a non-passable surface, being the rubber coating which we have reconverted and leveled with material arlita (material used to level pavements on slabs so that it does not load the weight), being designed new water pipes around the terrace dispensing with traditional drains, thus providing design and functionality to the client. In this way, they will be able to enjoy a more diaphanous space on this surface. Likewise, the glass on the exterior railing of the building has been replaced, providing it with better visibility.
The Exterior facade has been restored by covering the old pilaster with paint of white enamel and flights with porcelain large format, thus giving an image more contemporary to the terrace.
Regarding the exterior and interior lighting of the house, it has been decided to combine indirect light plans creating more welcoming spaces.
Challenges of Reform and Rehabilitation
We have met several challenges in the execution of this project. In the first place and on an aesthetic level, we have adapted the building's outlet chimney to the design of the attic so that it is consistent aesthetics making it become an indispensable and characteristic part of it.
On the other hand, everyone knows that life in attics is hot since it is concentrated all the heat in the roof of the house and therefore energy inefficient. For this reason, we have designed a natural ventilation system creating gaps ventilation in the false ceiling of the house with cross ventilation to combat changes in temperature and make the home more energy efficient natural.
